Location: El Segundo, CA
Salary: $95,000 - 105,000 DOE
Position Overview
Supervises physical plant operations, including all buildings and grounds, utilities, energy management systems, and safety/security systems to provide a safe, healthy, and comfortable environment for clients and staff. The individual in this position is responsible for scheduling and supervising maintenance and repair activities, contracted services, and custodial services and ensuring the physical operation of the center meets budgetary and strategic objectives.
Primary Job Duties
- Directs, supervises, and evaluates department staff; ensures staff receives training related to specific job tasks and responsibilities.
- Directs facility maintenance requests, prioritizes required work and schedules to ensure completion in a timely manner while ensuring minimal interruption of center operations.
- Directs, schedules, and oversees external contractors (electricians, plumbers, handypeople, painters, etc.).
- Schedules and supervises maintenance workers engaged in building and grounds upkeep and repair
- Responsible for safety and security, electrical, plumbing, heating, air conditioning, and ventilation services.
- Responsible for ensuring facility terms of lease are upheld and documented in lease management software system.
- Develops and monitors department budget; orders equipment and supplies; monitors inventory; requests capital outlay expenditures as needed.
- Develops, implements, and supervises preventative maintenance and renovation programs for buildings, grounds, mechanical and electrical, utility, and safety and security systems.
- Supervises janitorial services engaged in cleaning facilities and premises.
- Serves as administrator responsible for facility safety and meeting physical ADA compliance standards, works closely with staff and state officials to meet MIOSHA/OSHA requirements.
- Prepares specifications for facility repair and renovation projects; estimates costs of equipment, materials, labor, and supplies; prepares bid specifications for projects, equipment, and contracted services; oversees site and building projects performed by outside contractors.
- Develops specifications for cost-effective maintenance and repair systems; supervises the operations, maintenance, and repair of such systems.
- Ensures the proper disposal of hazardous and controlled waste in compliance with regulations and guidelines; works directly with outside agencies such as OSHA, MIOSHA, and local and state health departments as required.
- Evaluate the need for and arrange physical training sessions (bloodborne pathogens, OSHA, MSDS, and other job-related training) in collaboration with the Compliance Department.
- Oversees maintenance and shipping/receiving activities.
- Contributes to strategic planning by evaluating and projecting future facility needs and proposing options to achieve them.
- Performs other duties as assigned.
Job Requirements
- Associate degree (Bachelor’s preferred) in engineering, building trades, or related field
- 2-5 years as Assistant Project Manager, Operations Manager, or similar role.
- Assumes complete responsibility for assignments of moderate complexity and continues to aggressively improve skill base.
- Experience in operational and strategic planning as well as budget development.
- Good interpersonal skills and a cooperative attitude
- Excellent oral and written communication skills
- Proficient in project management and has good organizational skills
- Strong attention to detail
- Creativity and an ability to be proactive in problem solving
- Online research capabilities
- Knowledge of Microsoft Office applications (e.g., Word, Excel, Outlook)
- Ability to travel via air/car, on occasion for multi-day business activities
- Bilingual preferred, but not necessary
- Ability to provide negative TB test results
- Ability to clear FBI & DOJ fingerprinting
- Valid driver’s license and auto insurance
- A reliable car and be willing to drive daily (as required)
Physical Requirements
- Typical functions of this role include standing, sitting, and walking a majority of the time. There are occasions when kneeling, stooping, bending, or reaching may be necessary.
- The employee must be able to lift and/or move up to 10 lbs. on a regular basis. There may be occasions in which the employee must be able to lift or move up to 40 lbs.
